Smart Buildings
Intelligent by Design
Sustainable Infrastructure. Built on Data.
Modern buildings generate data from dozens of siloed systems — BMS, energy meters, lighting networks, air quality sensors. As Master Systems Integrators, PODTECH uses the A1 Controller to collate data from every system into a single, vendor-neutral data layer that drives sustainability, occupant wellbeing, and operational efficiency.

The Challenge
What Smart Buildings Demand
Most commercial buildings are technically sophisticated — but siloed. The BMS controls HVAC. A separate system handles lighting. Energy meters report to a third platform. IAQ sensors live in yet another dashboard. Without a unified data layer, none of these systems can inform or optimise each other.
The result is predictable: energy is wasted because HVAC doesn't know occupancy levels, lights run at full brightness in empty rooms, and facilities managers juggle five dashboards to understand what's happening in a single building. Compliance reporting — whether for EED, ISO 50001, WELL, or BREEAM — becomes a manual, error-prone exercise that consumes disproportionate resource.
Building occupants increasingly expect environments that respond to them: air that's always fresh, lighting that supports their wellbeing, temperatures that reflect actual occupancy rather than schedules set in 2019. Achieving that without a coordinated data layer is effectively impossible at scale. PODTECH exists to close that gap.
Problems We Solve
No unified data layer
Building systems that cannot talk to each other waste energy, create blind spots, and make management unnecessarily complex.
Energy waste without granular metering
Without sub-meter data mapped to spaces and loads, you cannot identify waste or build a credible demand-response strategy.
Lighting systems unaware of occupancy
Fixed schedules or manual overrides burn energy unnecessarily and fail to support circadian health or productivity goals.
Poor indoor air quality visibility
Invisible CO₂ build-up and VOC exposure degrade occupant performance and wellbeing — often without anyone knowing it's happening.
Compliance reporting is manual
EED Article 8 audits, ISO 50001 documentation, and BREEAM evidence gathering drain engineering resource when data isn't centralised.

Integration Approach
One Data Layer.
Every System.
At the heart of PODTECH's smart building architecture is the A1 Controller — a vendor-neutral MSI hub that translates every proprietary building protocol into a unified, queryable data model. Whether your BMS speaks BACnet, your meters use Modbus, your lighting runs on DALI, or your environmental sensors publish over MQTT — the A1 speaks all of them fluently.
This independent data layer approach means you are never locked to a single vendor's ecosystem. You can replace your BMS, upgrade your lighting controls, or add new sensor types without rebuilding your analytics infrastructure. The data layer persists and evolves independently of any individual system it connects.
Upstream, the A1 feeds a cloud analytics platform where compliance reports, energy dashboards, and occupant health metrics are automatically generated. Downstream, it can push control signals back into building systems — enabling genuine closed-loop automation that responds to real conditions in real time.
